About IREI
Impact Real Estate Infrastructure Canada (IREI) is a Canadian impact financial technology platform focused on strengthening the long-term stewardship and financial sustainability of impact real estate.
IREI is building common infrastructure to support stronger real estate decision-making, reporting and long-term stewardship across the impact sector, designed to complement - rather than replace - the systems organizations and public institutions already use.
IREI works with nonprofits, Indigenous organizations and other impact organizations, alongside governments and private-sector partners. Our work is being built in Canada, for Canadian conditions first, with a national perspective that recognizes differences across regions and jurisdictions. Over time, lessons from the Canadian model may also have relevance internationally.
Following the development and early testing of our first MVP, IREI is preparing for broader implementation and growth. We are intentionally building a small team and adding capacity carefully as the work grows.
UNDERWRITING IS THE CORE TECHNICAL SKILL.
We are looking for someone with real estate finance depth, strong analytical judgment, and the willingness to get into the details.
The Opportunity
This is not a conventional mortgage-underwriting role and it is not an entry-level finance position. We are looking for someone with more than foundational experience in real estate finance who can independently work through complex financial and real estate information and form a defensible professional view.
The successful candidate will work closely with IREI's Founder & CEO and a small multidisciplinary team. The role will also involve working with organizations and partners across the impact sector, different levels of government and the private sector.
This is not a pure back-office role. The right person should be comfortable explaining their analysis, asking questions directly of organizations, participating in technical conversations with external partners, and translating complex underwriting conclusions clearly.
Core Capability: Detailed Underwriting
Underwriting ability is the most important technical requirement. Strong candidates should be comfortable moving from detailed financial information to clear real estate judgment. This is not a role where you simply complete a finished template: you will help create, test and refine the underwriting templates and analytical tools used in the work together with the team, bringing your own experience and judgment to make them stronger and more practical.
- Financial statements and financial reporting
- Annual and multi-year operating budgets
- Development pro formas and project feasibility
- Property-level operating performance
- Debt schedules, financing structures and refinancing
- Capital requirements and asset-management information
- Cash-flow, sensitivity and scenario analysis
- Development and acquisition underwriting
- Risk identification and clear underwriting recommendations
We are particularly interested in people who understand why an underwriting conclusion makes sense, know when assumptions should be challenged, and can apply judgment when a situation does not fit neatly into a conventional financing framework.
Excel & Financial Modelling
Advanced Excel and hands-on financial modelling are core expectations for this role. Candidates should be comfortable opening a complex workbook, understanding how it works, testing assumptions, identifying inconsistencies and building or improving analysis when needed.
Practical experience with real estate models - including development pro formas, operating models, debt schedules, asset-management models or portfolio analysis - is particularly valuable. Comfort with data and technology is an asset, but this is first and foremost a real estate finance and underwriting role.
Required Background
Candidates must have a professional background in real estate finance or a closely related real estate discipline. General corporate finance experience without meaningful real estate exposure would not be sufficient.
- Commercial real estate underwriting or real estate finance
- Real estate development finance
- Commercial banking or mortgage lending with substantive underwriting responsibility
- Institutional real estate or investment management
- Real estate advisory or consulting with strong financial analysis
- Public-sector real estate or housing finance
Complementary Experience We Value
Strong underwriting and real estate finance fundamentals come first. The following experience would strengthen a candidate, but we do not expect one person to bring every item. We would particularly value candidates who also bring experience in real estate development and/or nonprofit or Indigenous organizations.
Real Estate Development & Asset Management
Experience in real estate development and/or asset management is a significant asset - particularly for more experienced candidates. We value people who understand the asset itself, not only the financing attached to it.
- Feasibility, pre-development and development pro formas
- Construction, project capitalization and stabilization
- Property operations and asset strategy
- Capital planning, refinancing and repositioning
- Portfolio management and longer-term ownership decisions
This experience is not a prerequisite if a candidate has strong underwriting and finance fundamentals, good judgment and a genuine willingness to learn.
Institutional Investment Perspective
Experience with REITs, private equity real estate, pension or institutional investment, investment management or portfolio-level capital allocation is a strong asset, but is not required.
Public & Private Sector Perspective
Experience across both the private and public sectors would be particularly valuable. Relevant exposure could include developers, lenders, investors, CMHC or other federal organizations, provincial or territorial governments, housing agencies or Crown corporations, municipalities, Indigenous governments and organizations, nonprofits and other social-purpose organizations.
Experience working across multiple Canadian provinces or territories, or with more than one level of government, is a significant asset. French-language capability is also considered an asset.
Communication & Community Impact
Technical ability alone is not enough. The successful candidate should be able to communicate complex financial and real estate issues clearly to people with different levels of technical knowledge, ask difficult questions respectfully and listen carefully before forming conclusions.
You do not need to come from the impact sector. You do need to genuinely care about contributing to society and using your professional skills to improve outcomes for people and communities at a larger scale.
WHAT MATTERS TO US
Professional judgment. Respect for others. Curiosity. Collaboration. A genuine desire to use real estate and finance to strengthen communities and improve people's lives.
The Person We Are Looking For
IREI is still at a stage where how someone works matters as much as the title on their resume. We are open to candidates at different career stages, provided they bring real underwriting capability and more than a basic understanding of real estate finance.
- Detailed, analytical and comfortable working directly with the numbers
- Strong in Excel and real estate financial modelling
- Able to exercise independent professional judgment
- Curious, entrepreneurial and willing to test different approaches
- Comfortable when information is incomplete or the work is still evolving
- An excellent communicator who can work effectively with very different personalities, working styles and professional backgrounds - knowing when to listen, when to clarify, when to follow up and when to push for a decision
- Able to manage multiple priorities and coordinate technical tasks across analysts, technology and advisors - tracking follow-ups, responsibilities and deadlines through to completion
- Willing to share knowledge, mentor others and learn from the team in return
- Comfortable leading technical conversations with organizations and partners and explaining underwriting conclusions clearly
- Motivated by financial discipline, long-term sustainability and positive community outcomes
We welcome people with different backgrounds, experiences and perspectives. We do not expect one person to know everything. We do expect the successful candidate to be respectful, intellectually curious and willing to work through difficult real estate questions collaboratively.
Location & Role Structure
The role is remote and can be based anywhere in Canada. IREI is headquartered in British Columbia, but we are particularly interested in connecting with candidates based in other provinces and territories as we continue building a national perspective.
This role will intentionally begin on a part-time / fractional basis, anticipated at approximately 8–12 hours per week, and is intended to transition into a full-time role if we work well together.
Timing and structure are flexible, and compensation will reflect the individual’s experience, availability and agreed scope.
A Rolling Conversation
This is intentionally a rolling call for interest rather than a conventional recruitment process. There is no fixed application deadline. We are more interested in finding the right person than filling the role quickly.
We are open to people who are consulting independently, interested in contributing alongside another professional role, considering a transition from real estate finance or government, or earlier in their career but bringing exceptional underwriting and analytical ability.
If the work interests you but you do not meet every preferred qualification, we would still be interested in hearing from you. What matters most is strong real estate underwriting ability, sound judgment, curiosity and a willingness to build with us.
How to Express Interest
Please send a resume and a short cover letter explaining why the opportunity interests you, the experience you would bring, and what you hope to contribute.
Because this is a rolling search for the right person, shortlisted candidates should expect more than one conversation with IREI and members of the team. Technical capability is essential, but communication, collaboration, curiosity and working style also matter. We want the process to give both the candidate and IREI enough time to determine whether there is a strong mutual fit.
Why IREI?
IREI is being built in Canada, for Canada first. Our work sits at the intersection of real estate, finance, technology, government and impact around a shared objective: stronger long-term stewardship and sustainability for impact real estate.
For the right person, this is an opportunity to apply strong technical skills in a different environment, work alongside a small entrepreneurial team and help build the underwriting and analytical capacity of a young Canadian impact financial technology company while it is still being shaped.
